Availability
The amount of available sublease space in the CBD continues to fall, easing another 7% over Q1 2026 after
dropping 37% the previous quarter.
The 40,711sqm of sublease space is the market’s lowest total since Sep-18 (7.5 years).
Approximately 21,500sqm of additional sublease space from Atlassian will be available within the next 12
months when the Atlassian Central development completes. However, total available sublease would still be
below the long-term average (of 70,313sqm) even if the Atlassian space was included now. With such low totals
of sublease there are just two tranches of available space above 3,000sqm - 4,900sqm from AMP at Quay Quarter
Tower and 3,686sqm from the former Link Group at 680 George Street (which has a remaining lease term of
approx. 12 months).
