Active tenant enquiry for the Sydney CBD fell 9.5% over Q1 2026, to
358,098sqm. This total includes the extraordinarily large Westpac
enquiry estimated at 80,000-100,000sqm, which was reduced from
an initial estimate of 120,000-150,000sqm and drove the latest fall
in total enquiry.
Disregarding the Westpac requirement, overall active tenant
enquiry remains subdued and has been substantially below the
long-term average since Mar-24.
Current active enquiry is comprised of 152 requirements which is
substantially higher than the previous quarter (131), driven by new
enquiries in the 1,000-2,999sqm size range.
Examples of larger enquiries to recently enter the market include
TikTok (ByteDance) seeking 4,500-9,000sqm, Meta (5,000sqm),
newly formed insurance group Acenda (3,500-4,500sqm) and Zip
